One of the most frequently asked questions we get at iBuild is "are kit-homes and modular homes customisable?". When getting your new iBuild home it is important that you understand what exactly you are getting and to what degree they are customisable. Both kit-homes and modular homes are customisable. However, there are some limitations when modifying these builds. Below is a list of customisation possibilities for both kit-homes and modular homes.
Kit Homes Customisation
A kit home is designed and partially manufactured off site and then all the materials are delivered by truck to the construction site for assembly. Some kits have parts that will need to be cut and trimmed on site.
Due to the "Flatpack" nature of the Kit Homes they can be altered furthermore than modular homes. You can select a design from our wide range of iBuild Kit home products and customise it to your needs. Furthermore, you can also bring along your own design to one of our OFI events and our engineering team would be happy to provide you with a cost estimate.

Modular Homes Customisation
Modular homes are designed to be cost effective and easy to setup within a short time frame. Our Modular homes are exceptionally stylish, smart, flexible, and attractive houses that are designed to sustain outstanding living and working conditions in even the remotest locations, at affordable costs.
While designed as a permanent building structure with a lifespan of over 50 years, our Modular homes can be easily disassembled and relocated to another location for reuse when required. Because Modular home needs to prefabricated, the floor plans and dimensions cannot be altered or customised. However, the internal layout of the home may be changed (i.e. placement of kitchen, bedrooms, bathrooms etc.), except the InstantSlide and Butterfly products. Below is a list of our Modular homes.

Can the physical dimensions be changed?
- Multiples of standard modular dimensions for example
- 20ft module, 6m(L) x 6.7m(W); 40ft module, 12m(L) x 6.7m(W)
Can the ceiling height be adjusted?
- Yes - raking up to 2.9m in outer sections (standard 2.4m in central section)
Can the internal floor plan be changed?
- Yes - plumbing section preferred to be in central core unless assembled onsite
Can I bring my own floor plan?
- Yes - subject to dimension & plumbing restrictions
InstantSlide Modular Homes
Can the physical dimensions be changed?
- Multiples of standard modular dimensions for example
- 20ft module, 6m(L) x 4m W); 40ft module 12m(L) x 4m(W)
Can the ceiling height be adjusted?
- No - standard 2.4m for all living areas
Can the internal floor plan be changed?
- Yes - plumbing section preferred to be in central core unless assembled onsite
Can I bring my own floor plan?
